I'm starting to build up some pretty good leads.

I'm new to this. I have spent some time gathering decent leads for houses that are going for cash. Now that I have these, what is my next step? How do I get these leads to buyers/flippers and make a profit? I'm just asking honestly. Like I said I'm new to this, so please don't be rude.

Hi Che,

That's a good question, and you're right where most beginners get stuck.
Let's face it: leads don't generate revenue on their own. First, you must turn those into real deals.

What you should do next is:

-Reach out to sellers; see who is genuinely motivated.
-Recognize the terms, timeline, and reasons for the discount.
-Run your numbers (max offer, repairs, ARV).
-Put it in a contract at a cost that an investor can afford.

You don't bring in buyers or flippers and assign the deal for a fee until you have it under contract.

Many people attempt to "sell leads" to customers, but that isn't actually how this operates. Deals, not lists, are what buyers pay for.

If you focus on conversations + locking up a solid deal, the buyers part becomes much easier.

You’re on the right track; simply change your focus from "collecting leads" to "converting opportunities.
