(Yet Another) Brand New Wholesaler!
Hey gang!
I'm breaking into Wholesaling here in Rapid City, SD. I'm eager to get started, but I need some help off the starting line...
1. Purchase Agreements
I'm NOT interested in any legal mishaps, so... what do I need to do? I found a couple of PAs on FilePlace and I am generally comfortable editing the doc to suit a deal... but what should I be looking out for? Alternatively, how much should I expect to spend on a RE lawyer to look over/adapt it for me? Is that a thing? I just don't know what I don't know, and I'd like to avoid any sketchiness - but I also don't want to remain paralyzed by trepidation.
2. PARTNERS
I love the idea of partnering on the first deal (or indefinitely) and would be willing to do that remotely, as well. I'd love help finding a partner here through BiggerPockets, or tips for finding a partner locally. I'm happy to do as much legwork as needed. I have good people skills, and am comfortable with cold-calls. I know the local scene and feel (which I expect will make a difference for some local deals), and I'm #coachable!

1. Great idea to run any agreement by an attorney. But you must find one that is familiar with wholesaling. Most aren't.
2. Look up the local wholesaling Facebook groups in the area and post your desire to partner there. Most of the people reaching out will be people who just have a little more knowledge than you and want to leverage your time. So be wise about it and ensure they are actually doing deals and have been for a while.
