How did you learn how to wholesale? Whats the quickest way I can learn?

I want to learn how to wholesale

and wanted to know: How have you experienced wholesalers learned?

I don't mind spending money and spending the time needed to learn, just want to know the quickest way to information/education

I don't want to spend my time learning the wrong information and wasting my time.

Quickest way? Stop trying to learn everything before taking action. Learn the basics of lead generation, seller conversations, comping, and contracts — then start talking to real sellers immediately. Most people stay stuck consuming endless YouTube videos and courses instead of building reps. Find one legit operator, one simple strategy, and stay in that lane for 90 days. Conversations create clarity way faster than theory ever will.

We learned how to wholesale by fixing and flipping our own properties.  Our business plan did not include wholesaling, but we had enough projects going that we decided to just flip/assign a few contracts.

The great thing about starting out fixing and flipping was we purchased at a sale price that we knew would work for our business.  This then allowed us to know what would work for other investors, whether they were fix and flip or buy and hold.

I also have a real estate license which provide me with access to tools to pull accurate market values & we also developed a bunch of relationships with handymen and contractors for our own jobs which taught us how to get a handle on the real construction costs.

Quickest path isn't a course. It's picking one lead source (driving for dollars, a small direct mail pull, whatever you can actually afford to run consistently) and a 25 mile radius, then doing 100 conversations. The education happens on the phone, not before it.

Hey Cameron,

Honestly, the fastest way to learn wholesaling is to do two things at the same time: learn the basics, and start getting your hands dirty.

Spend some time understanding the fundamentals so you know what you’re looking at. Learn how to find motivated sellers, run comps, estimate repairs, understand ARV, and how contracts work. BiggerPockets is honestly a great place to start, and there’s a ton of free information out there.

But don’t stay in “student mode” too long. That’s where a lot of people get stuck. At some point, you have to start looking at deals, talking to investors and agents, making calls, and just putting yourself in real situations. That’s when things start to click.

One thing I’d add: be careful chasing the “quickest” path. I totally get wanting to move fast, but real estate tends to reward patience more than speed. The people who last in this business usually aren’t the ones looking for shortcuts, they’re the ones who built a solid foundation and stayed consistent.

Move with urgency, yes. But be patient with the process. That mindset will take you much farther.

thank you Chad. it sounds like I need to be very specific about what I'm learning rather than just consuming general content for the sake of consuming content. I can be guilty of that haha.

im open to a course or hands on mentorship. what do you reccomend? have you found one path more helpful?

There are courses out there like Brent Daniels that will teach you the basics. Your path will depend on how much time you have and how much money to invest in marketing. It's always best to hook up with a local experienced wholesaler in the beginning to learn from them and offer to split any deals. Win win and will save you time and frustration. Wholesaling is not for the faint of heart in Orange County and requires patience.
