Can't Find Buyers For 8 Properties Under Contract

I currently have 8 properties under contract (6 in Arizona and 2 in Detroit) but I can't find buyers.

Post them here under Classifieds Forum (otherwise you may get suspended) and under Marketing area.

NOTE: my personal expectations from a Wholesaler are:

1) Don't exaggerate ARV - show me comps
2) List ALL the needed repairs
3) If you provide Estimate for rehab, do NOT lowball
4) Share current property taxes & what they will be AFTER purchase re-assessment
5) Accurate insurance estimate
6) Plenty of pics

If you want to sell to landlords to add to their portfolios, include:
1) Comps for ARV rents
2) A Google Sheet (to allow me to play with the numbers) similar to BiggerPockets Rent Calculator, showing mortgage amount ARV rent will support

Is that a LOT of work? 😬

Yes!

Think about how much work an agent puts into a listing:
1) Comps to determine listing price
2) Professional pics
3) Well written descriptive ads
4) Brochures & flyers
5) Hours upon hours of showings and reviewing offers

Too many Wholesalers want to do minimum work for a max payout😫
