Entering Real Estate Wholesale Industry. Any Guidance?

I'm currently planning to start a new career path in the real estate industry as a side hustle, dedicating about 4 hours daily. My initial focus is on real estate wholesaling, and after roughly 48 hours of research, I've already put together a list of useful sites and a basic assignment agreement template.
However, one thing became very clear during my research — the wholesaling space is becoming increasingly saturated. Because of that, I believe that choosing the right market (country and city) is one of the most critical decisions a beginner can make, rather than just picking one randomly. I'd love guidance on how to identify the best market to start in, especially for someone just getting their feet wet.
I'm also thinking about aligning my deals with what active investors are currently looking for — focusing on investor demand rather than just finding any deal. This seems like a smarter approach to building early traction.
