I've been studying how investors find off-market properties. Everyone talks about driving for dollars, bandit signs, and direct mail.

But I'm curious – what public data source do you use that rarely gets mentioned? Something like tax lien lists, probate records, or utility delinquencies?

I spend a lot of time with county tax records, but I know there are other angles. I'd love to hear what's worked for you.
