Scripts/What to say to sellers?

I am a newbie and I am trying to learn the wholesaling process. Does anybody have a script they use when talking to sellers who respond to their mailings?

Them: I got your letter in the mail.

Me: Great - I want to buy your house tomorrow.

Them: Story about my life and why I need to sell my house and how I'm a motivated seller.

Me: Great - I want to buy your house tomorrow morning at 8am.

Them: <doesn't matter what they say>

Me: Great - I want to buy your house tomorrow at 8am. I'll meet you there.
