Looking for Wholesale Buyers List

I'm getting started in vacant land wholesaling in North Carolina. The acquisition side is handled — I've built out statewide parcel lists (vacant/undeveloped, tax liens, absentee owners) and pulled recent land buyers from 2022+ recorded sales, including a number of regional and national builders.

What I don't have is a real buyers list — people I've actually spoken with and know the buy box for.

For those of you doing land deals:

  1. Where did your first 10–15 real buyers come from? Recorded sales data, REIA meetings, land brokers, FB groups, cold calls to builders?
  2. Cold-calling a builder's land acquisition department — what actually gets a callback vs. ignored?
  3. Do you build the buyers list first and hunt deals to fit it, or contract something and go find the buyer?
  4. Anything NC-specific — counties or metros where land is moving right now?

Appreciate any input, happy to report back on what works.

Hi All, I am new to the land wholesaling space. I have been doing research for the past few weeks on this practice. I feel I am ready to make the leap and start reaching out to buyer to get an idea of what they are looking for. I have my CRM and lists of undeveloped land/tax liens on vacant land built out for North Carolina. What is the best way for me to find buyers to send these deals to?

We're pulling distressed land deals from probate, foreclosure, and tax-delinquent records across multiple states North Carolina included. The parcel-list approach is solid for volume, but a lot of investors miss the early-stage distress signals (probate transfers, code violations, tax liens) that hit before the market even knows about them. If you're looking to source deals that aren't competing with the whole MLS crowd, happy to share what we're finding in NC and how it stacks against traditional list-building.
