Tips for finding & contacting hedge fund as a wholesaler

Working on building out my wholesaling operation and want to eventually add hedge fund buyers to my buyer list alongside individual investors. Before I reach out to any funds, want to make sure I’m doing this right rather than becoming another ignored cold email.

A few specific questions for anyone who’s actually done this:

1. Finding the right buy box — I know I can pull county records for LLC purchases to reverse engineer a fund's criteria. Any better/faster ways to identify buy box specifics (price range, condition, property type) before reaching out?

2. Finding the right person — Since general inboxes/contact forms seem to go straight to ignored, how do you actually find the regional acquisitions person rather than a corporate contact form? Title companies? LinkedIn? Conferences?

3. What makes a first message land — For those of you who’ve successfully sold to a fund, what did that first outreach look like? Did you lead with a specific vetted deal, or build the relationship first?

4. Ongoing relationship — Once you have a fund as a buyer, how do you keep the pipeline going? Do they want a steady drip of deals, or only reach out when you have something in their exact box?

5. Deal structure — Anything different about how funds want contracts/closings structured vs. individual cash buyers (timelines, proof of funds, double closing rules, etc.)?

Appreciate any real-world experience trying to learn the right way to do this rather than burning bridges before I’ve even started.
