worth giving realtors a call?

Question

often when i see houses for sale i strictly look for 
	"sale by owner". if its sale by owner i may give them a call. if they are working with a realtor i dont think about that property ever again to wholesale it.

is that the right atttitude or should i try calling up the real estate office and negotiate with them?or whaaaaaaat.

I work with wholesalers on a regular bases, one in fact we share leads with each other because sometimes a seller needs to sell faster them we can sell and he has some that will not take the lower price so I get listings out of it.

The right agent & wholesaler relationship can be a true asset to your business.

Agree that FSBO are often overpriced. I find that a certain percentage of those listings are by people who are interested in knowing what kind of interest they might receive and then only selling when they get the perfect price. Your mileage may vary, of course.

I found a realtor that worked with investors. She would send me the MLS listing with my criteria and I would do the digging and looking thru- like Mike said lots of digging. I tracked prices on zillow, you can enter info and notes. Watch the prices and when they drop make offers. Google maps is great too and saves driving. I found that most for sale by owner tend to be over priced. Unless they are really motivated. If you have a way be buddies with a pizza delivery guy..  or someone else that is driving the areas you are interested in. They can tell you what streets are good and bad and when a new listing pops up.

There are deals on the MLS.  Usually they are with houses that need some work.  A good Realtor can get some kind of indication of the seller's motivation based on the information in the listing.  It's best to just become a Realtor yourself so that you can do your own digging for deals on the MLS.  They are there, but you often have to dig long and deep.
