Best advice for contracts

Hello BP:

I'm on the verge of pulling the trigger on my first deal.....but I don't think I have a good purchase or assignment contract.   I'm in New Jersey, and I would like something that could be used in NJ and PA (if they happen to vary, in terms, from state to state).  Any suggestions on where I can get these?
