Calculating ARV

Hello BP, I wanted to know if any of you have a spreadsheet/program that any of you use to help calculate ARV. I downloaded one from the File section of BP, but in some instances I get a very huge inflated number. I found another one thru a different site and have considered buying it, but wanted to reach out to the community first.

ARV After Repair Value

To calculate the ARV I don't use a spreadsheet. I calculate a properties ARV by creating a CMA (Comparative Market Analysis). If you don't have access to MLS the CMA feature in PropertyRadar.com ($60/mo) is excellent. The best free CMA resource, in my opinion, is available at Redfin.com.
