What is the best way to get an accurate cost for rehabbing properties? I'm just starting to do wholesaling. I'm working on getting my buyers' list together. What I'm concerned about is checking out other peoples' property and seeing the conditions of their house. I need to know the best method of evaluating the parts of the house that need rehab so that I can present my buyers with an accurate ARV.

It can be tough in the beginning just starting out.  I usually round mine up to 4k per room.   But it works for me because i have done hundreds of BPO appraisals and I was a licensed agent for several years.  Below is a link full of information and some downloadable manuals that will help you estimate rehab costs.
