The best marketing advice I ever heard was 

Everything works somewhere; Nothing works everywhere.

You need to find what works for you in your market. Lots of advice here and success stories of direct mail marketing but I have never been good at it.  You have to try different things and test what works best for you.

That said one of my favorites is tracking down owners of vacant houses.
