List them on Craigslist, pitch them at your local REIA and list them on the BP Marketplace.  If you don't get a lot of interest that way, then the deals probably aren't very good...

I am also looking for properties in Chattanooga.  If you are a reputable wholesaler (or know someone that is) with properties with the following characteristics, please reach to me and I'd love to work with you.

- SFH's that I can purchase at 70 to 75% of ARV.

- ARV's on most of my properties are between $100k to $250k.

- I am looking for good wholesalers with real deals, as opposed to the "wholesalers" that are marketing MLS listings, low income properties in rough parts of town, or properties that are ~90% of ARV.

Thank you I have been wondering if this could be done and heard conflicting reports. My follow up question is how long do you recomend putting a property under contract, if your exit  strategy is to list it on the MLS?

This is actually going to be MLS specific...

Some MLS' will allow you to list properties, even if you don't hold title in the property.  Others will require that you hold title to list on the MLS.

Hey calandra.....  getting buyers is by far the easiest part of selling a deal. It's kind of like throwing a bunch of mom's inside at Walmart, they are going to find the deals. If you don't have any buyers right now the easiest way to sell your deal will be to simply list your contract for sale with a real estate agent. They can stick your house on the MLS and sell it for you. You don't even have to be the owner to list the house on the MLS with the agent.  There are a few steps to doing this so seek out help if you are not sure how to. But the buyers will see your house listed.
