1st Yellow Letter Response

I recently did a driving for dollars and located 30 vacant properties in my neighborhood.  I researched them all and decided to send out 12 yellow letters.  Got my first response today.

He called and left a message on my voice mail and I returned the call.  I'm wanting BP'ers to listen to the recorded conversation and critique me.  This was my very first call ever!  I think I did "okay," but I need to improve more; be more assertive, free flowing, and be able to control the conversation.  This guy was hilarious!

Needs about 10K+ of work

Owned Free & Clear

Not listed with a Realtor

Open to ANY/ALL Options - including seller financing.

House has been vacant for 9 NINE Years!  Houses on both sides are vacant also.

This guy was hilarious, did I hear something about goats in there?!  And did he call his mother in law a timex???  I laughed out loud!

You listened very well, I think any good negotiator will tell you that getting to know the person and understanding where they're coming from is crucial.

You asked great questions.

It sounds like his wife is running the deal, so figuring out what her needs are is very important.

He said it has 2 bathrooms, you say 1, do you know what is correct?

I'd love to hear how this deal progresses, keep us updated!
