First Potential Wholesale Deal in Miami

Hi BP!

I'm very excited to say that I am highly considering making an offer on my first deal! Now why aren't I making the offer quite just yet? Mostly because the house is on the market for around $30,000 (I'll be offering lower than that but you get the idea) but it's a COMPLETE JUNKER. I mean it's got huge potential but it needs A LOT of work. I'm talking a complete rehab/renovation. I'm hesitant to get it under contract because I'm afraid that when I market it, it's going to be too damaged for anyone to actually consider it. I'm not sure maybe I'm just being a little anxious but so far I haven't found any cash buyers that are interested in completely rehabbing houses in the Miami area. 

Am I just suffering from paralysis of analysis or should I actually be concerned with this property?
