Cold Calling Craigslist Rental Listings

I heard Brandon on his BRRR webinar mention a possible strategy of finding leads could be to cold call "Mom and Pop" rental ads and see if they were interested in selling or knew anyone that was interested in selling. I thought this was a brilliant idea! I mentioned this to my partners that we should start dedicating sometime to this strategy and they shot it down because they think that it could be considered soliciting. I do agree with them from the fact that most Craigslist ads will say "do NOT contact me with unsolicited services or offers". I still want to give this a try because even they don't want to sell I still might build out of my network of real estate investors. I am hoping to get other people's opinion on this. Much appreciated!
