Postcards or Yellow Letters

I'm at the point where I'm ready to start my own marketing campaign to find deals. MLS is too competitive. I've tried connecting with some wholesalers in my area, and I'm sure there are some good ones, but the deals I've seen have been average at best. For experienced wholesalers and others who market direct to sellers, what's the best "bang for your buck" - postcards or yellow letters? Assuming the same monthly budget, you can target a bigger list with postcards. But I hear that yellow letters are more effective. What's would you recommend for starting a campaign? (I realize that I'll need to be consistent month after month to truly generate a pipeline of leads)

I have personally proven the direct mail, yellowletters format. I am still getting 10-30 calls PER WEEK from sellers that we mailed to back in 2005-2008. For whatever reason they were not really "ready" to sell then - but they liked our letters enough that they saved them and are calling me now.

My tip; 2 pages. 1st is cover letter, personalized to the seller with information about you and a signature. 2nd page is a purchase agreement, again personalized with a cash dollar amount and an expiration date. (Plus we add some conditions that must be met so we have an "out" if needed.)

If you spend a little more time & money up front and do it right, you will reap the rewards for years.

Oh - and don't change your phone number so they can call you years later!
