Absentee Owner/Buyer????

Hey BP

Just looking if or feedback and opinions.

I looked up an Owner of a Vacant house while driving for dollars, and found that the owner has other properties. In the past I have sent regular absentee yellow letter marketing only to find that some of these owners turned out to be Buyers not interested in selling.

Should there be distinctive verbiage on the postcards or letters to these type of absentee owners?

Like writing something that's asking them are they looking to get rid of their property and/or looking to purchase more.

Or just send the regular age old "I want to buy your house cash, close quick" blah blah blah

Any help, comments, or opinions is appreciated in advance.

Thanks

My experience says make the message sufficiently broad so that the phone rings, even if it generates calls from interested buyers. Include the fact that you'll buy any property.  Tenants, with or without a lease.  Any repair issues.  Liens or code violations, no problem.  You get the idea. Stay in the biz long enough and the same people calling now wanting to buy......become the seller ready to sell in 5-10 years.  :)

That makes alot of sense to include a well rounded message. Getting the phone to ring and helping every prospect with their issues is the key.
