Wholesaling vs. Bird Dog

I was involved in purchasing a property and our lending source fell through. It's back on the market at a lower price. I'd like to wholesale it. I don't have POF to get it back under contract though. If I act as a bird dog, what type of fee should I expect? Part of my value to another investor is that I have a full inspection report, appraisals, and contractor bids I obtained last month while I had it under contract.
