Dealing with out of state owners

So I've decided to start marketing to out of state owners by using direct mail but I'm still not exactly sure how to go about dealing with owners that I may possibly not even meet.

If a seller calls me and wants to sell me their home, how do I get the contract signed and how would I go about looking at the property? 

Do I fax them the contract when they accept my offer? or do they fly out here? 

If any one has experience dealing with out of state owners please let me know if you have any information or advice!!  I would appreciate the help, Thank you!

 We market to out of state owners.  We are closing on one right now.  The house is located in our city but the owner lives in AZ.  It is really easy.  Basically works the same as if they lived in your city.  We coordinated with the owners property manager to see the property, worked out an offer, emailed them the contract to sign, they sent it back, we then forwarded it to our title company to begin title work and setup closing.  Easy as that.

We plan to flip the property.

Out of state owners are great, the ones we targeted are tired of being out of town landlords!!  They actually have a couple more properties they want to dump as well and they are open to creative financing to unload them.  We are going to work on those after this deal closes.
