Lots of patience and persistency required here. Assuming you have a good list to work with (and there are ways of filtering so you don´t waste money mailing people with $150k mortgages), then it can take several months to get a high response rate, and that´s hitting the same people over and over. The yellowletters.com guys (see @Cody Alexander above) have some good tips and tools for this.

Direct mail works fantastic once you get synergy by sending out regular mailings to a large number of prospects. I don't know anything about mailing to your particular market. In general you want to be sending out thousand(s) of mailers per month knowing at best 3% will respond and maybe 10% of the responders have good transactions and are willing to close with you.

Mailers work.  We are closing on a deal that came from a mailer campaign that was sent out a few weeks ago.  There were 20-30 calls from 1000 sent out, 10 that had potential and ended up closing 1.  Others may come back and need time to look into options.  As it has been said time and time again its a numbers game.  Just stick with it.

I've heard you get better response rate the more times you send out to the same people. So maybe the 4th, 5th, 6th, etc... you get better response rate. A trust issue perhaps... people are getting letters from multiple people... how would you choose who to go with. The one who is consistent very well could be the one who stands out/wins.

I've gotten two leads (one under contract!) in the past two weeks from mailings I sent out in February. Sometimes the sellers aren't ready but receiving that letter the first time gets the wheels spinning. They just needed the time to talk themselves into selling.
