How do you determine where cash buyers are buying?

Hello everyone,

Is there a way to find out where cash buyers are buying?  I'm in the Houston area and I'm trying to figure out what zip codes to start my very first Direct Mail campaign in.  Any tips would be highly appreciated.

@Benjamin  BlackburnIf you don't have access to mls in your city then go to Zillow and put in homes for sale at a max price of lets say under 50k. write down what zip codes those homes come In at. Then put in homes for sale at max price of 25k, write down those zip codes. Those will be the zip codes that the investors are focusing on. You can go to listsource and put in those zip codes. If you use listsource to create your list there is a way to see which of those zip codes had the most transactions in the last 6 months. You will then know what zip code had the most investor activity. Don't forget to put in absentee owner in  one of the fields. You can find how to videos for listsource on youtube. Another great tool I use is findcompsnow.com. It gives you a breakdown of the latest cash purchases, private lender purchases, and retail purchases.

Hello Benjamin I saw your request on the post so I thought I would just give to you for now but one of the easiest ways to sort is through list source. You can create a free account and sort through. I've used it to purchase in the past but also just to sort zip codes. Here are the top 10 zips in Harris county where cash buyers made their move and how many houses sold in that zip in the past 6 months. Best of luck!

Easiest way- get your r/e license so you can have MLS access. They provide all of that info and they also give you the ability to create spreadsheets with filters to search through that data so that you can target who you want to mail/call.

If you're a wholesaler and you don't have your r/e license, it is very difficult to do many of the necessary things to attract the quality cash buyers that you're looking for.

You can knock out the classes in a week, pass the exam and then network for a smallshop broker to sponsor you. It's possible to get it all done within a month.

Go to list source, under investor tab look up absentee owners for your county. Act like you want to buy a partial list and sort them by zip code. That is where people are buying.
