After the first phone call, what do I do?

Help REI community! I just received my first phone call and it went to voicemail. I have not returned the call yet. Super nervous. I do have a script that I plan to use. This is issue is, what are the first things I should do after I complete my "seller intake" form?

The intake form I put together is a compilation of a few forms that I looked up that ask the impertinent questions. I did not hear back from the caller after calling a few times. For the next call, after going through my intake form, I assume getting comps is the next thing to do. Then go by the house. Guestimate the repairs and give an offer. Would it hurt me if I gave an offer after the visit? I don't think I would be comfortable enough to calculate numbers in their presence.

Thank you, that first sentence was so calming. After calling a few times, I did not hear back from the seller. For the next time, once the house is under contract, what is the next step? Checking titles?

@Aishah Amina If you have a qualified seller than the next step is to qualify their inventory.  Walk through the property and make sure it matches up to your metrics.  Then put together whatever teaser you have and blast it out to your list.

Tell them you would like to do some further research and give them a call back. If what they are telling you is in the ballpark of what you can pay to make it a deal then I would schedule a time that you could walk through. If they want to much and you can't make a profit I would set there intake form aside and call them back in 3-6 months to see if their situation has changed at all.

Most importantly just relax.  Try to have a 'conversation' with the seller.  Get as much info while building rapport.  After talking to the seller run some comps to get an idea of the value of the property.  I assume after talking to the seller you'll have an idea of how much he wants.  If it makes sense then go see the property.  Remember, just talk to the seller and find out how much they want, why & when.  One step at a time!
