how to find hot buyers

Question

hi everyone! im a new wholesaler in San Antonio. im wondering if you have any tips on finding hot buyers that i can add to my cash buyers list?

does anyone have names of realtors who work with investors or have a ton of cash buyers?

Craigslist, bandit signs, Bigger Pockets, and networking are all tried and true methods.  It will be difficult to get many agents to just tap you in to their investors/cash buyers.  This why networking is so important.

As Seth said, networking is most important (and this is a great place to do it).  The more connections you have, the easier and faster you can sell your properties.

If youre willing to spend a little money, use listsource to pull recent absentee owner purchases for the past 6 months. Look for multiple appearances of the same name, thas who you want to marketing too. Hop on craiglist and try and find recently remodeled houses. Look for rental units. Contact those listing, see if they are looking to purchases any new properties. If you find a professional property manager, leasing agent, or realtor number,  reach out to them. Ask them if they have any clients that are looking to obtain new properties. Offer some sort of incentive for referrals, and/or referral for referral.Talk with some hard money lenders in the area. See if they know of any clients who are looking for new properties. Offer an incentive to them for referrals and/or referrals for referrals.
