Experience with Columbia MS Housing Market

I mailed out a postcard campaign to Marion County MS targeting raw land and I started receiving some responses for houses, specifically in Columbia, MS. I'm not familiar with Columbia, but I wanted to see if there was anyone out there doing buy and holds or even flipping in that part of MS. It's pretty close to Hattiesburg, and I saw several members working there, but Columbia looked like it may be too small to make it into the BP mix. I'd be interested in hearing people's experience with that area of southern MS. Thanks
