building buyers list, is this unethical?

hey guys I'm going to start up wholesaling pretty soon. I know you need to build a buys list, and a good one. I was thinking of a way go build a buyers list and wondering what yall thought about it. whether its a good idea or not. I was thinking of putting up signs around town, investor special signs, but I will not really have a property, but when they call I will inform them that I have another investor lined up already, then take down their info and ask them if I could contact them when I have another good deal. Or is this a little unethical? thanks
