Hi I'm just starting out with wholesaling. What are my options if I don't get a buyer for a property?

You should always have a buyer in mind when making offers on properties, but there are legitimate reasons why one of your buyers might not be interested even if its a good deal. If that happens, try getting a Pro or Plus account on here and advertise it in the marketplace, if it is truly a good deal, someone will pick it up. If you are working with the homeowner directly, you could renegotiate price to something your buyers would take. Otherwise you could always (worst case before dropping out) advertise on craigslist. Be Careful! Do not post "House for Sale" because selling a house you don't own is illegal if you don't have a RE license. I would say something like "Wholesale Deal - 25% ROI ARV 250k Call for Details".

If you are in a bind you can always drop out during inspection and have your EMD returned to you, but that is not taken lightly. Reputation is everything, and you don't want to be known as the wholesaler who doesn't close.
