When Requests An Attorney To Be Present

I have a potential seller that request attorney's to be present at the propert that I want to wholesale. They want to show me the property, get a contract written up and have the attorney's look them over. I'm looking to do my 1st deal. Do I need an attorney present? If not, what's my next course of action?
