Help on paperwork on abandoned home

Hello BP community, 

I have a great but bad wholesale opportunity.  I founda seller who has been trying without success to sell a single family home in Chicago for over 2 years. He been gave up on it until me. Now he just wants to move on and give me the home. I found a buyer who has the funds. I wanted to rehab it myself butcan't because its too low for the hml. How would I wholesale to the new buyer? I have a contract with the seller now.  Any help is appreciated.  I see now with a hml I definitely need more of my own funds in to really make a deal happen.
