Formula for wholesaling turnkey & tenant occupied properties

Hi everyone,

I'm a wholesaler based in Southeast Michigan (Detroit area - Oakland, Macomb and Wayne county). I've increased my wholesale marketing this year and I'm obtaining leads from sellers that have 2 kinds of homes. 

  1. Homes in immaculate condition (turnkey)
  2. Homes that are tenant occupied

I know that there has to be a way to wholesale these properties, but I go by the standard 70% minus repair costs. I don't think this formula would work here...or would it (maybe for turnkey properties)? I have a couple questions...

  1. How would I estimate a property value on a turnkey property that requires the minimum amount of work (less than $5,000)?
  2. How would I come up with an offer for a property that is tenant occupied?
