Hello everyone, Quick question. If a property is currently listed... Am I able to wholesale it? I have a highly motivated seller that needs to get out of town and his house will not sell. Thanks in advance.

I wholesale listed properties all the time. That's actually a huge portion of how I get my deals. If the home is listed you'll just have to deal with the realtor but they have an obligation to present any offer to the seller and just because it's listed doesn't mean every buyer in your area has seen it. Many are busy and don't have time to look at 30 new listings on the MLS every day and evaluate it. That's why as a wholesaler you should provide all the info they need to make a decision in a marketing flyer/email.
