Im getting calls now what?!

I just did my latest round of direct mail which I think my mailer began to receive them as early as Thursday of lastweek. I've gotten a pretty good response. I had a handyman that was supposed to help me determine repair cost when I viewed these properties but he flaked on me. So I decided to not let these leads slip away and do the best that I could. I looked each property up on realtor and looked at their neighborhoods. And from there I looked at the most recent sold properties closest to them. I took these and averaged them. When I looked at each property I tried focus on Capex items roof, electric, plumbing (leaks), etc. What else should I do other finding someone else who can accurately access repairs until I can???

Follow up on all of the Calls as consistently as possible.  

Always make an offer, and be sure to follow up with them (even if they say no the first time).  The deals ARE in the follow up.
