Its all entirely up to what you, your partner and the seller and buyer negotiate. You can do whatever you want! That is the beauty of this... based on your abilities you can create whatever kind of deal you want. There isn't a set formula. Listen to the seller, listen to your partner and market it to buyers. Well, is the owner looking to only sell them as a package deal? Or is he willing to sell all 3, but could also potentially sell them individually/one by one?

If he's looking to sell them as a package, I would think it would behoove you the most if you locked up all 3 as a package, but were still able to wholesale each of them individually.

As for the formula for bulk properties, I can't speak for wholesaling, but as an agent I don't think it really changes much. There is normally some sort of 'discount' offered to the buyer of a package deal, but the size of that discount will tend to depend on how badly the seller just wanted them off their hands as well as how interested the buyer was in buying both to begin with. In some cases, you'll see the package selling for right around the total market value of the two properties. In other cases, the second property is essentially free and just comes as baggage with the property the buyer ultimately wanted.

This is a pure negotiating situation were negotiating rules apply. God gave you two ears and one mouth so use that accordingly with the seller. If you don't have buyers lined up and you are negotiating a price with the seller, if you aren't embarrassed by the price you are trying to get the seller to commit to, you are offering to much. Be creative. There is more than one scenario.
