wholesaling tenant occupied properties

I have an investor that wants to sell his tenant occupied property. It's in a really desirable neighborhood and the tenant is paying $900/month and has been in the property for 8 years and doesn't plan on leaving. 

I really can't use the 70% guidelines on this property. Is there another way to price this property out?

Try and market it to your buy and hold customers. If I'm looking for a rental, I'll often pay a premium for a seasoned tenant because there will be no vacancy or rehab up front... Just cashflow
