Assessing Value on a burnt home

Hello Money Makers!!!

I have a question and need all of your input. I client contacted me regarding buying their property. They gave me the address and I went to the property and knocked on the neighbor's doors. This home caught fire about 8 years ago and has sat ever since. This property will need a total rehab because of the fire, smoke, and water damage. Structurally the house is sound it sits on a huge lot with a fenced in pool. How do I asses the value of the home?
