Market cycles matter. I will use this analogy.

The annual low temperature Raleigh average is 50.3 degrees. Right now, I am in the market for a 50.3 degree low temperature day in Raleigh. I've been looking for 30 days and I can't find one. Can someone find me a 50.3 degree low temperature day? Now the average person will say 'Boy, you just have to wait until the weather turns. Or (laugh) head up to Flint Michigan! Ha!'

Just as NC people understand local weather, REI people should understand local RE supply/demand cycles. These rules of thumb of 2%, 1% stuff... fine for certain cycles... inappropriate for others.

It wasn't long ago when I was alone at courthouse sales. I was alone with the auction.com guy. That was a while ago, a cycle ago. When I got the winning bid, they gave me an auction.com pen, which (literally) is out of ink. The days of picking up other's junk for cheap are out of favor. The ink well is dry.

I am waiting for cooler weather. I don't like sweating it out with high RE prices and newbies paying too much. Makes me nervous. It's a matter of time for me. I've bought 2% deals here.  2.25%, 1.75%... I will again. But not in the RE heat, though.

Good luck finding 50.3 degree low temperature Raleigh days in the summer.
