Getting started with Wholesaling in NJ. Does anyone have advice for a contract?

Go to your local REIA and network until you find a successful wholesaler who will perhaps share his or hers with you. Then, go to an attorney and get it reviewed, especially because NJ is such a litigious state.
I know wholesalers in NJ who were sued by potential sellers when they tried to get out of their contract because they couldn't find a buyer and were going to have to buy the property themselves and couldn't do it.
You need robust escape clauses that you explain to the buyer ahead of time. Just pay a lawyer. It will save you stress and money at some point down the road.
