What went wrong with my mailing campaign?

Question

I have two ideas of what might have gone wrong.

1. I forgot to personalize the postcard with the address of the home I'm looking for. I sent these to all out-of-state owners.

2. I made my own list from data from the property appraiser rather than buying from ListSource.

I think it's #1. What do you think?

Hey @Patrick Philip,

Targeted letters are a terrific property acquisition tool!  Out-of-state owners are a great group to target.   If you are on a budget, handwrite EVERYTHING and definitely reference the target property address.  You will get a MUCH higher response rate.

Think you have unreasonable expectations that you should have a large percentage of replies.  There's lots of studies to show that direct mail campaigns have a very low rate of replies and therefore are very expensive to engage in and get real results.

This is similar to the  No Money Down hype in so many guru classes in the Internet - - low possibilities.

You're not really giving enough information to analyze anything here.

What kind of letter or mailer did you send?

What kind of envelope?

What was your criteria when you built your own list?

Did you mail to the mailing address instead of the property address?

How many mailers did you send out?

How many calls did you get back?

@Chris Boyd but what about the address of the property you're wishing to purchase. Since I didn't personalize that, they might think I'm wanting to buy the house they live in, not their rental property.

We do a few things:

Name and address of owner on card.

We use a real stamp.

We put on card " Call 24/7, no one will answer, we promise".

We use a call center to move fast through the fluff to get to the legit leads.

Podio to track everything.
