I really like Sean Terry's method, as it just gives you a quick, broad estimate to share with buyers and so that you can estimate it yourself to make sure the deal works. The reality is that your buyers will be doing their own estimates before they buy anyway, so spending a lot of time on repair estimates is time you could be spending on finding more deals.
