Start working on plans for your next mailing! Think about ways to automate so you don't have to be involved. Set up a spreadsheet to allow you to track the calls and effectiveness of your marketing campaigns. Get a phone script or some kind of outline to guide you through your calls with potential sellers so you gather all the information you need in one call. Don't expect to just mail out 250 post cards and get a deal out of it... you need to be consistent with your marketing efforts. Mail the same list multiple times and continually try to improve your marketing. Good luck!

I don't have the funds to fully automate with a direct mail service and virtual assistant just yet, but yes I've got my tracking spreadsheets, scripts, and analysis worksheets all ready to go! I plan to hit this list again in another week. I was hoping to have a deal from this mailing to fund the next one, but may just end up coming out of pocket. How long did it take to get your first deal?
3 months. Direct mailing conversion rates are pretty low, so you might need to do 4 rounds before you get a deal.
