Wholesale Tx Land, Pass or Pursue?

I've come across 12 acres of land out in Jourdanton, Tx. I haven't signed any contracts yet, but wanted to hear from some investors on whether wholesaleing land is as beneficial as wholesaleing actual Real Estate, and if so, how would I go about drawing up a contract? As of right now the owner is asking $0.23 per sq/ft. Thanks in advance :)

Check out landsoftexas.com. They have a bunch of farm and ranch type property listed. I searched the town you mentioned and a lot poped up. Might not be an exact comp but a place to start.
