Jumping into investing with wholesaling but have question

Hello, 

I'm wondering if anyone in Fresno, CA knows of a title company that will give me a list of all cash buyers in the area? 

When I obtain this list, what do I say? I assume I cannot just blast a deal their way without them knowing anything about me or how I found them and why. 

I also am a little confused on how to approach the sellers when I find them and what contract to use? 

Sorry for all the questions. I just decided that I'm going to do it and these are my biggest hurdles in my mind to get started.

@Sean Bell, wholesaling real estate can be a very simple process if you don't over think it.

Title companies can provide you with lists based on tax records, that list won't exactly have the buyer's phone numbers or email addresses. So you have to figure out how to contact them before having the ability to "blast" a property to them.

Contact Liz Silva at Old Republic Title to see if she can provide you with some lists. I will pm you her contact info since I can't post it here.

For buyers, if you know what property(ies) they recently purchased, you can send a letter that says something simple like "Hi Sean, I see you recently purchase 123 S Main St. I have access to similar discounted, off-market properties in the area. I am not an agent, I am an investor. If you are looking to purchase any more properties, please call me soon, as my properties usually sell within a day or two." Anything along those lines. Don't overthink it or go on and on. 

I have found the best way to get a hold of cash buyers (I am one myself by the way) is to find their phone number and just give them a call.

Sellers are very simple too. If you are sending letters, something quick like "Hi John, my name is Sean. I want to buy your house at 123 Main St. Can you call me please? 559-xxx-xxxx."

Any basic purchase agreement can do. Even a one-pager, which is what I use.
