Wholesaling & Not A Named Party

Hey question if anyone has done this and knows the proper way to do it.

Lets say you wholesale a deal to aninvestor who will be using some sort of traditional financing. You can't be named on the purchase contract or HUD, typically. How do you arrange to get your 'wholesale fee' andbe in compliace with all laws?

I was thinking, correct me if I'm wrong, you write up a 'Consultancy Agreement,' that you would find an off market property for the buyer and charge them a specific dollar fee for the service.

Any tips/thoughts?  I'm sure I'm not the first person to try this.

For my wholesale transactions I use an "assignment contract" and receive an "assignment fee" at closing. Hope this helps.
