Assigning a Purchase Agreement

When you get a property under a purchase agreement contract, what happens if you cant find an investor to assign it to? Does the contract become void after a certain amount of days or are you forced to then purchase that property?

Depends on what your contract says, but very rarely will a seller ever agree to a termination for end buyer contingency. Doesn't make a whole lot of sense for them, so practical answer is you probably lose your deposit.
