Direct Mail Campaign With Free Vacation At Closing...

What do you seasoned wholesalers think about a free vacation at closing offer to potential sellers?  Do you think this would increase my call in rate and separate from the competition?  Or is it too gimicky?  Family has a travel agency so it is very easy for me to implement, and would make some money back on the cost.  Vacation would also be a fixed price and would be worth it if we close more deals.   But I am unsure of how it will be received...

Thoughts?

 However.... It would be SWEET to offer this as a perk after they've closed. 

Mr/Mrs. Smith I appreciate you guys allowing us the opportunity to work with you on this property. To show our appreciation I have placed $2500 in credit with ABC travel that you can use anytime in the next 12 months. 

(I would also make the dollar amount something where they have to kick in some as well to help out your family business)
