Carryng back assignment fees

I am super curious to know if anyone has considered carrying back assignment fees as of late to make deals work. Its something that I have been considering to start working with really credit challenged folks that i think could work well in a place that is their rent equiv. I seem to be striking deals in the low wholesale targets that with minor repairs and marketing could hit reasonably close to the retail marks, so i thought i may carry back fees, which of course is the spread to make it easier for financing. Definitely interested in your thoughts on this one. Thanks
