how to find buyers for buyer pull list

Question

i recently acquired a few properties and discussed what im doing with the owners and they are completely okay with it, now i want to  have a buyer pull list before i put under contract and sell, where do i got to have the best results in finding buyers in the las vegas area.

I know cold calling and networking but im looking for some sure fire ways to acquire buyers who would be interested in some great deals.

please anyone with knowledge please give me a few tips to get a buyers and or buyer lists to call and put in a pool for current and future deals.

@Quinton Garner You are short cutting the process. First rule of thumb is that you don't ever share the address with anyone until a trusted relationship has been built. There are snakes in this business and that is a sure fire way to find out who they are. #2 You answered your own question already. You must network, and cold call even when you pull a list of buyers. Everything about this business is based on relationships and if you want anybody to look at anything and give you a fair evaluation, they have to know who they are dealing with. Hope this helps.

If you need a buyer, you should post the property on the marketplace. If it is a descent deal, you will have several buyers to choose from. You can also find buyers at local real estate meetups. Additionally, you can search the MLS in the area where your property is for deals that closed cash, and then lookup who bought them. If the buyer isn't occupying the property and paid cash, they're likely an investor.
