How to beat other bandit sign competitors?

Question

I see bandit signs all over the place around town. Where is a good place to put bandit signs away from the competition? That is hard to do because all the good spots to place bandit signs are already taken by other investor bandit signs.

pretty much that's how the game is played out our way.

that's why you see guys putting them 25 feet up on the poles.

anyone that is just stuck in the ground is gone .

either neighbors who don't like them or competitors.

there are no rules in this... its why its called bandit signs

they do not have any protection by law or rights to do this.

and in many communities its illegal as well.

so maybe a little tongue in check but been around the game a few decades and that's how I see it.

I like the "steal them and put yours up" idea. After all, the saying goes there is no honor among unlicensed brokers (or something like that):)

@Pratik P. Direct mail works just right for homes you are trying to sell wholesale or retail? One partner said direct mail works best for houses that are being sold to retail buyers.

@Tony Marcelle Legal forms would include direct mail, cold calling, google adwords, door knocking.

I personally only do direct mail and cold calling which has worked well. I was driving near a house I just wholesaled and saw a TON of bandit signs. Clearly I beat all of them with my direct mail.

Most of your leads will usually be retail/tire kickers, you just have to filter them about for the motivated ones.

@Tim Puffer Yes I have changed the way I am wording the message. The letters I have been using prior to the changes are the ones I used as a template I got from somewhere else.

@Pratik P. I really don't, but I hear bandit signs work quite well. I use to do the bandit sign strategy, and it worked for a while until someone took my sign down. Give me an idea of the legal forms you are talking about. I really need "MOTIVATED" sellers that are just that who will call respond to my signs or letters.

@Tim Puffer Direct mail is all I have been doing. The results from that are very slim.

@Tony Marcelle - Maybe do some direct mail. Sounds like a waste of time battling for space on a telephone pole when you can change your marketing route and do something that's different than what others are doing.
